UPDATED, Sept. 2, 9 a.m.: Blue Legacy Ventures I Legacy Hotel & Residences at Miami Worldcenter
Blue Zones – which identified the healthiest places in the world with the aim to put the research toward improving community wellbeing – will run the 10-story medical and wellness center at the Legacy Hotel & Residences planned for Miami Worldcenter.
The commercial lease marks the biggest in downtown Miami’s history and the world’s first Blue Zones Center, according to a news release from the Legacy developer.
Blue Legacy Ventures, a joint venture between Blue Zones owner Adventist Health and Legacy Medical Holdings, leased the 120,000-square-foot, $100 million medical and wellbeing center at Legacy.
Miami-based Royal Palm Companies, led by Dan Kodsi, is developing the 50-story, neo-futurism-inspired Legacy Hotel & Residences. All 310 condominiums are presold for $160 million. The residences will be atop a 219-hotel, managed and operated by Accor under The Morgan’s Originals Portfolio, according to the release.
Royal Palm Companies bought the 1.3-acre site for $33.9 million in 2020 from the Miami Worldcenter master developers.
Construction started in August.
The Legacy Hotel & Residences is designed as a health-conscious development, as Royal Palm Companies will look to expand Blue Zone Center features throughout the building. “Covid-era” enhancements planned include touchless room access, voice-activated elevators and UV sterilization wands for common area items, according to the release.
The tower also will include five restaurants, ground-floor retail, a 1-acre pool deck and a cantilevered pool 500 feet above ground.
Custom Veterinary Services I Beacon Logistics Park in Hialeah
Pet products manufacturer Custom Veterinary Services leased a 147,768-square-foot building at Beacon Logistics Park in Hialeah.
Custom Veterinary leased the entire Building F at 4120 West 91st Place from Codina Partners and USAA Real Estate, according to a release.
Founded in 2005 by Ruben Martínez, Custom Veterinary sells its products to suppliers and direct-to-consumer companies. Beacon Logistics will give the maker of pet supplements, medicated shampoos and other products fast access to shipping hubs Miami International Airport and PortMiami, according to the release.
Jose Juncadella and Sebastian Juncadella of Fairchild Partners represented the landlords, and Gus Fonte of AJF Properties represented the tenant.
Beacon Logistics will span more than 1.3 million square feet at Northwest 145th Place and Northwest 107th Avenue.
In other recent Beacon Logistics deals, Unified Logistics Services inked a 77,000-square-foot lease, and Cargill, a 70,000-square-foot one.
Duke Realty’s Miami 27 Business Park in Medley
A consumer products company inked a long-term, 61,191-square-foot lease at Miami 27 Business Park in Hialeah.
The tenant, which was not identified, will take part of the 221,984-square-foot Building 2 that is under construction and is expected to be finished in September.
Duke Realty, a logistics property real estate investment trust, is developing the two-building Miami 27 Business Park next to U.S. Highway 27. The 501,224-square-foot Building 1 is expected to be finished this fall.
Brian Smith of JLL represented the tenant. Property listing agent Erin Byers of Colliers International South Florida and David Loudenslager of Duke Realty represented the landlord.
Sierra Muebles I Merrick Manor in Coral Gables
A showroom for Brazilian furniture retailer Sierra Muebles is opening its first U.S. location at mixed-use Merrick Manor in Coral Gables.
C&P Design Group, based in Peru, inked a ground-floor, 4,488-square-foot lease, with an option to buy the space prior to the end of the term’s second year for $4.38 million, according to a news release.
C&P Design Group has exclusive representation of Sierra Muebles in Peru and now Miami-Dade County.
The showroom will open in September 2022, allowing time to retrofit and build out the space.
Until then, Sierra Muebles’ handcrafted, solid wood pieces will be showcased at a Merrick Manor model residence starting this fall, according to the release.
The 10-story Merrick Manor, completed in 2019, is a 227-unit condominium with nearly 20,000 square feet of ground-floor retail at 301 Altara Avenue.
The owners of Sierra Muebles plan to relocate to the U.S. and live at Merrick Manor.
Manny Chamizo III and Natalia Nuñez del Prado of One Sotheby’s International Realty brokered the deal.
